Cancellation Policy for Luxury Vacation/Holiday Home:
Extract from the Austrian hotel regulations
Annulment (cancellation) of any accommodation contract § 5
1. Up to three months before the stipulated date of arrival the accommodation contract can be cancelled by either of the parties by means of an unilateral declaration of cancellation. Written notification of the cancellation must reach the other party at least three months before the stipulated date of arrival.
2. Up to one month before the stipulated date of arrival the accommodation contract can be cancelled by either party by means of a unilateral declaration of cancellation. In this case a cancellation fee must be paid amounting to the equivalent of the room price for three days. Written notification of the cancellation must reach the other party at least one month before the stipulated date of arrival.
3. Even if the guest does not make use of the accommodation and catering services booked, he is obliged to pay the sum stipulated in the contract to the proprietor of the place of accommodation. However, the latter must deduct that proportion of the total sum which he saves by not rendering the services concerned or which he recoups by renting the rooms concerned to other guests. According to the calculations of the Austrian Hotel and Catering Association the amount saved by not rendering the services stipulated generally amounts to 20% of the room price and 30% of the catering charges. The place of accommodation is obliged to take all the appropriate steps to ensure that the rooms left empty by the cancellation are rented to other guests. (§1107, Civil Code-ABGB)
