Beautiful detached old villa with pool of the roman Campagna, placed between Frascati (4 km) and Rome (10 km), on a hill with an amazing 360º view over Rome, the Castelli Romani and Latium (Tivoli, Colonna, Zagarolo, Frascati, MonteCompatri, MontePorzio, Marcellina, Palombara, Soratte, etc.).

The villa lies on a 18000 sqm estate in the middle of the Frascati Doc wine region, in a garden with olive trees, grapevines, a swimming pool, and comprises two nearby buildings: Villa Contessa and Villa La Limonaia (the Orangery) which can be rented independently or together.

Swimming pool (12m x 6m), garden furniture, BBQ, pergola, shades. Pets are allowed.
Cars can be safely parked in the garden.

The area is very quiet, sunny and healthy (unpolluted).

Rome’s historical center can be reached by car or by train (in approximately 15 minutes). There’s a train station in Frascati (4km) and another one just 3 km away from the house. .Castelgandolfo and Nemi lakes are about 15 minutes by car (about 10-12 km away), the sea is about 30 minutes away.

Villa Contessa:
This antique villa is a 2 floor building, the upper floor is to be rented, the owner lives at ground floor.
Occupancy: 1-6 people
The apartment has two bedrooms (a double and a bunk bed) with en-suite bathrooms (one with tub, the other with shower), a big living room with a very comfortable sofa bed for 2, a fireplace, a kitchenette and a big terrace. Sat-TV, radio, fridge, oven are at hand. The big terrace (90 sqm)is equipped with garden furniture, bbq and shades.


Villa La Limonaia:
La Limonaia is Villa Contessa’s orangery. It’s a 1 floor building and is built on a roman grotto.
Occupancy: 1-8 people.
The apartment comprises 3 bedrooms (double beds) 2 bathrooms, a living room with a fireplace and a very comfortable sofa bed for 2, a kitchen. Sat-TV set, radio, fridge, oven. Private garden with with garden furniture, bbq and shades.

Common garden (Contessa & Limonaia) with pool, garden furniture, pergola, shades, parking space. Pets allowed.

Weekly rental prices:
Contessa: 600 - 800 euro + home expenses;
Limonaia: 700 - 1300 euro (depending on the season and on the number of guests) + home expenses;
Extra costs: 50 - 75 euro/week (gas, electricity, hot+cold water); 20 euro/week/person (towels + bed linen); 20 euro/day (heating - if requested); 50 - 75 euro (cleaning at end).
A security deposit of 150 euro is requested.
