Silent Waters is one of the newest and most glamorous private homes in the Caribbean. Each villa is distinguished by world-class architecture and design, breathtaking location, and exquisite accommodations and service. The villas have an excellent staff includes the head chef, assistant chef, butler, housekeepers, laundress, driver, night watchman, maintenance supervisor, gardeners, marketing assistant and property manager … 16 in all.
The resort property is 6 miles west of Montego Bay on the North Coast Road. Located on one of the highest mountaintops overlooking Montego Bay and the Caribbean Sea, the site consists of 18 acres. Twelve buildings, helicopter pad and tennis court occupy five acres. Five villa suites (9 air conditioned bedrooms) accommodate as many as 18 guests. Addition of the owner’s private villa (1 air conditioned bedroom) enables 20 guests.
Superb location for family reunions, corporate retreat, weddings (54 sit down maximum), receptions (150 or more), yoga retreat, and more ...White sand beaches, beach bar and restaurant, water sports facilities at Tryall Club 15 minutes west or Round Hill Club 5 minutes west of the villa.
There are nine deluxe villas within 2 miles of the property for those desiring to host their wedding at Silent Waters and have their family and friends within easy commuting distance of their villa headquarters property.

At Silent Waters, there are infinite choices of daytime activities available to our guests. Most are offered through the villa. Our property manager can easily arrange those activities that are not. Whether it's playing tennis, ocean kayaking or just simply basking in the sun in our Olympic size infinity edge swimming pool overlooking the sea, we can help you plan each glorious day. If a round of golf intrigues you, we can make arrangements for you to play at one of the four world- class signature courses in the Montego Bay area.

Published rates are for 7 nights. Shorter stays of only 3 nights are available during low season and 5 nights during high season (excluding holiday weeks). If arrival date is less than 60 days from initial booking date, payment in full is required at time of booking confirmation. Bookings during the Christmas / New Year Holiday Season (Dec 20 through January 3 ) require a reservation deposit of 50% of the rental rate within 3 business days upon confirmation of a booking, with the balance due 90 days prior to arrival date. All payments must be made by wire transfer, Visa or MasterCard. Silent Waters Villa reserves the right to cancel any reservation if final payment is not received by the due date, unless alternate arrangements have been made in advance. Check-in time is 2:00 PM and checkout time is 11:00 AM. <br><br>

Cancellation Policy:
Cancellation more than 60 days prior to scheduled arrival bears a 20% cancellation fee. In Low Season (May 1st to Dec 14th), cancellation less than 60 days prior to scheduled arrival will result in forfeiture of all funds paid. In High Season (December 15th – April 30th), if cancellation occurs less than 90 days prior to scheduled arrival, all deposits will be forfeited subject to note 2 below. Only under the following circumstances will a refund be made less than 60 days prior to stay or during High Season:<br><br>Villa becomes unfit for habitation due to natural calamity. <br><br>The villa is rebooked by another party for the canceled dates. If only a portion of the canceled dates is rebooked, a pro-rata refund will be made. Any rental payments that qualify for a refund, whether in whole or pro-rata, will be subject to deduction of a 20% administrative fee. <br><br>
Property Rental Deposit Required:
A reservation deposit of 25% of the rental rate is required within 3 business days upon confirmation of a booking, with the balance due 60 days prior to arrival date. If arrival date is less than 60 days from initial booking date, payment in full is required at time of booking confirmation.
A damage deposit of USD 2,000.00 is required for all bookings payable at time of final rental deposit. The damage deposit will be refunded promptly after departure assuming that no damage is sustained during the guest’s visit.
