The Kingsview Guest House is a victorian town house built in 1853 and is located in the very heart of our beautiful historic city centre opposite The Kings Theatre. We are members of the Scottish Tourist Board and The Edinburgh & Lothian Tourist Board. We have been awarded two crowns and are well on our way to our third crown. We hold a full fire certificate.
The Kingsview Guest House has been owned by the same family since 1988 and has a wealth of experience and local knowledge that we are more than happy to share. We ensure you have our best attention at all times.

The Kingsview Guest House is real value for money. Our prices are seasonally adjusted from £20 GBP to £40 GBP per person per night, children under 12 years at a reduced rate when sharing with 2 adults and children under 2 years are absolutely free. The price quoted includes a smashing full cooked scottish breakfast and VAT (local tax).

Cancellation Policy:
In the event of cancellation within a 48-hour period prior to E.T.A. the balance of the first night booked at room rate will be charged to your credit card details. Non-arrival without notice will be charged at full invoice terms.
Property Rental Deposit Required:
We require a £20 GBP per room reserved NON REFUNDABLE DEPOSIT. You may pay this by credit card, debit or switch by giving the long number with the from date, the expiry date and the issue number where appropriate. You may send us a cheque or postal order. Traveller's cheques are also acceptable.
