Screened private swimming pool with lanai (porch). There is safety fencing around the pool for the protection of small children.
Southern Dunes is a peaceful, private, gated community on a beautiful PGA 4½ star golf course (modelled on St. Andrews). Recently ranked number 6 in Florida. Conveniently situated off US Highway 27, about 7 miles from junction 55 of the I4, less than 20 minutes drive from Walt Disney World and about 1 hour from the beaches of the Gulf Coast. Busch Gardens is about 1 hour’s drive away.
Community facilities include 3 communal pools, tennis/basketball courts and children’s play areas. The community is gated for your added security, the gates being manned 24 hours a day/ 7 days a week.
The clubhouse has a bar and a restaurant, which serves breakfast and lunches every day at reasonable prices. Evening meals are available on Wednesday, Thursday and Friday evenings. A children’s menu is available.
Supermarkets (24 hour Wal Mart), shops, Blockbuster video/DVD rental, restaurants, banks, petrol station are situated just outside the gates.

Minimum rental period is 5 nights.
End of rental cleaning costs are included in rentals of one week or more. For rentals of less than 7 nights an additional cleaning fee of US$90 is payable.
A 20% deposit is required at the time of booking if this is more than 8 weeks from the date of your holiday.
The full balance (including a $300 refundable security bond) is payable at least 8 weeks before your holiday.
Rates are inclusive of tax and are for the rental of the villa, not per person.
If pool heating is required, the cost is $154 per week.
Use of the hot tub if required costs an additional $49 per week.
There is no charge made for use of crib, high chair, telephone calls, safe, PC with cable connection, wi fi connection, tennis courts, fitness suite.
A refundable security bond of $300 is payable on all vacations.
The minimum rental period of our home is 5 nights.
Nightly rate available on request.

Cancellation Policy:
If the balance is not paid at the prescribed time, I may exercise the right to cancel the booking and retain the deposit.
Prior written warning will be given.
Cancellation must be submitted in writing.
If the booking is cancelled by the client prior to departure, the following charges apply:
More than 8 weeks deposit only.
Between 6 and 8 weeks 50% of rental cost.
Less than 6 weeks 100% of rental cost.
In the unlikely event that circumstances beyond the Owner’s control necessitate the cancellation of the rental arrangement, the Owner reserves the right to cancel any bookings at any time and will only be liable to refund monies already paid by the Guest(s).
Property Rental Deposit Required:
A 20% deposit is required at the time of booking which is non-refundable.
Upon clearance of the payment, the booking is confirmed.
The balance becomes due for payment 8 weeks prior to the commencement of the holiday together with a refundable security deposit of $300.
Where a booking is accepted less than 8 weeks prior to the commencement of the holiday, the full balance is payable immediately.
In the event of a cheque not being honoured by the bank on which it is drawn, I will make a charge of $15 to cover the bank charges and our administration costs.
