It is a five block walk to New York City’s mass transit system. The train to downtown Manhattan is an approximately 45 minute ride. This spacious "artist studio" is a two story, fully equipped house, the bedrooms are on the second floor 18'x24' the first floor is 18' x 32' kitchen and studio area, the bath is 6'x 10'. The house is built on pilings over Jamaica Bay, within an intimate colony of homes accessible by a 300-foot boardwalk over the tidal marshlands. There is one queen one double and one single bed. The studio has towels & sheets, however, they are not changed daily. There are also cooking utensils, etc. and small grocery stores as well as a laundry mat within walking distance.
The house is located on Jamaica Bay in Broad Channel, Queens. Here guests will enjoy beautiful views of the Manhattan skyline and breathtaking sunrises. Guests will benefit from this ideal location. Not only will guests have the benefit of being a short ride away from one of the world’s greatest cities, they will also take pleasure in the beautiful peaceful surroundings of Broad Channel and Rockaway. These neighborhoods are ideal for boating, fishing, swimming, surfing, bird watching or walks along the beach.

Rates:
The cost is $950 per week (7 nights) for up to four guests. A 25% deposit of $237.50 is required to make a reservation. The home may also be rented on a nightly basis with a three night minimum stay at $145 per night. For all stays less than 7 nights a cleaning charge of $75 will be added.

Cancellation Policy:
Refunds (less $40 booking fee) made upon cancellation notice of at least 30 days. Cancellation less that 30 days prior to arrival date, deposit not refundable.

The deposit required is 25% of your stay. You may pay for the deposit with a bank check or a personal check in U.S. funds only. No reservations will be made without a deposit. Balance, including tax, paid to host on day of arrival in cash, traveler's or bank checks. No Personal checks or credit cards.
