A Suite @ Kitsilano Cottage is a single, upscale, self-contained, garden level suite, of approximately 825 sq. ft. There are two bedrooms. One has a king size bed and the other a queen size bed. There is, a queen sofa bed in the living room. The furnishings are a blend of antique and authentic hardwood reproductions in the Craftsman, Arts & Crafts, Mission or, as our guests from the United Kingdom fondly refer to it, Macintosh style. The suite has a private entry, patio, separate private phone line, flat screen Plasma-TV with DVD player and digital cable, Broadband Internet access by Ethernet and WiFi, bookshelf stereo with FM/CD/Cassette and a library of British Columbia artists’ music, a single bathroom with tub/shower, full Cook’s kitchen facilities including smooth top self-cleaning stove, side-by-side refrigerator/freezer with chilled, filtered water, ice and crushed ice dispenser, microwave, toaster, blender, kettle, espresso machine, drip coffee maker, pots & pans, full compliment of glassware, dishes, cutlery and cooking utensils and in suite laundry facilities. . Minimum stay is 30 consecutive days. We provide utilities and charge for these ($217), without markup, in addition to the monthly rental price. We have two rental rate seasons. June 1st - September 30th (@$3,800/month) and October 1st - May 31st (@$3,300/month), reflecting demand. There is a one time move out clean up fee of $195, payable in advance. Damage Deposit is $1,920. We use a BC Residential Tenancy Act based rental contract. To rent the suite we require the rental contract be signed, references provided, These need to be submitted with the first month's rent, damage deposit, move out cleaning fee. Payments accepted are cash or bank transfers.We operate on a 60 Cancellation Policy. For signed rental agreements cancelled less than 60 days prior to move in date there are no refunds. Rentals terminated prior to the end of the term, at the renter's discretion the entire contracted period needs to be paid. In such cases, we can refund some of this amount, if we are able to rent some or part of the time to another renter. The maximum amount of such refund is based on the income we can generate by finding another renter, less an administrative overhead fee of $275,
RATES
Vancouver Vacation Apartment
The Low Season monthly rate is $3,300.00CA (Low Season period October 1st to May 31st) and for High Season, $3,800.00CA (June 1st through September 30th). In addition, during both seasons there is a no mark up utilities fee of $217.00 added to the rent.

Cancellation Policy:
